Complete 2 state required real estate classes
The PA Real Estate Commission requires that all real estate sales person candidates complete two classes: PA Real Estate Fundamentals and PA Real Estate Practice. Go to the state criminal record website at https://epatch.state.pa.us/NewRecordCheckAction.do? complete the necessary information to request your criminal record history and pay the required fee. Print your certificate, make a copy and keep it in a safe place.
Find a broker
Finding a broker is one of the most important steps of starting a successful real estate career. As a new agent almost any broker will welcome you into their office, but not every broker that will accept you into their office will be good for your business. You need to find a broker that is supportive to new agents. You will need a broker that has time to help you and a desire to assist you with your success, As a new agent you will have a lot of questions and need someone that will patiently guide you through your first year of business. You want to find a broker before your take your exam so that you can become acclimated with your broker, offer, and team. By connected to a broker before you pass your test you will be able to hit the ground running once you pass your test.
Get involved with your new brokerage
The culture of your new brokerage should be welcoming and new agent friendly. As an independent contractor your broker cannot make you get involved with your new office but as a successful agent you need to be involved. Attend meetings, training's, team-building activities, networking, events, workshops, and anything else your office offers.
Find a real estate mentor or coach
Some brokers will act as a mentor or coach to new agents or they may match new agents with a more experienced agent in their brokerage. Either way a mentor or business coach will provide agents with accountability, tips, systems, and techniques to grow their business and reach their full potential. A new agent can choose to operate without a mentor or coach during the first year, but having these resources will save the agent time and help them to make more money.
Pass your exam
The most important day of your real estate career is the day you pass your exam. Why? Because it makes your real estate career a reality instead of just a dream or goal. Get a good night rest prior to your exam, and DO NOT CRAM. Review what you have learned and calmly take your test (and do not forget to breathe). Take your exam and get a passing score of at least 70%. Keep a copy of your exam results in a safe place. Let your broker know the great news! You passed your exam and are ready to complete your license application.

Complete your application online at https://www.mylicense.state.pa.us/#/mylicense/wheretogo and pay your application fee. Print or email the broker form to your broker. Email all of your required documents to the state at RA-REALESTATE@pa.gov this includes criminal record certificate. As soon as you receive your license start working!
